BAM hands over England's largest Passivhaus schools at Lyde Green

BAM has handed over the new Lyde Green primary and secondary schools in South Gloucestershire, the largest schools in England designed and built to Passivhaus standards, ahead of a summer fit out and a September opening.
The handover was announced on 14 August 2026. The schools were delivered by BAM for South Gloucestershire Council. The 420 place primary school will be run by Castle School Education Trust, and the 900 place secondary school, for pupils aged 11 to 16, will be run by Olympus Academy Trust.
The project has received more than 58.3 million pounds in funding, made up of almost 24 million pounds from South Gloucestershire Council and more than 34.3 million pounds from the Department for Education under the Free Schools Programme. The final stage will see the schools fitted out over the summer, ready to welcome staff and pupils in September.
The Passivhaus standard is one of the most demanding benchmarks for energy efficiency, thermal comfort and building quality. At Lyde Green the buildings combine a highly insulated envelope, triple glazed windows, all electric heating, photovoltaic panels and specialist ventilation systems to maintain air quality and stable temperatures through the year. A cross laminated timber frame supports reduced heat loss and improved airtightness.
Justin Price, Construction Director at BAM, said: "As a Passivhaus school, it demonstrates what can be accomplished when quality, sustainability and collaboration are at the heart of a project."
Councillor Ian Boulton, the South Gloucestershire Council cabinet member with responsibility for schools, described the schools as long promised and now delivered, and said they will serve the Lyde Green community for generations.
What the practitioner should take from this
A certified Passivhaus handover is not the same event as an ordinary practical completion, and the difference is worth understanding before signing either. Passivhaus certification depends on measured performance, principally airtightness testing, rather than on visual completion, and a failed air test after handover is a defect that cannot be patched cosmetically. The practitioner should ask when certification falls due relative to completion, who carries the cost of a retest, and whether the certificate is a condition of the final account or merely an aspiration recorded in the employer's requirements.
The funding structure repeats a pattern seen across public education building: two funders, a council and the Department for Education, each with drawdown conditions and spend deadlines. Where a free schools grant is tied to an opening date, the September opening is a funding event as much as an operational one, and the contract should say plainly who carries the consequence of missing it.
The sequencing chosen here, structural handover ahead of a summer fit out by others, creates the familiar interface: a completed, airtight, certified envelope now occupied by fit out trades. On a Passivhaus building the risk is sharper than usual, because a fit out subcontractor who penetrates the airtight layer can undo the certified performance of the whole building. The condition survey at handover, and the rules given to following trades about the envelope, are the documents that will decide any later argument.
None of that reflects on this project, where no dispute has been reported. It is the ordinary commercial shape of a high performance public building passing from builder to occupier, and the time to read the certification obligations is before the first ceiling grid goes in.
