Azizi announces 30 billion dirham Azizi Florence community in Sharjah

Azizi Developments has announced Azizi Florence, a master-planned community in Sharjah which the developer values at 30 billion dirhams. It is the company's first project in the emirate. The freehold scheme is to comprise 1,130 villas, more than 6,000 townhouses and 3,500 apartments around a central park of 1.7 million square feet, and the developer says it is the largest master community it has undertaken. The formal unveiling is set for Thursday 10 September at an event in Dubai.
What is proposed
The developer describes Azizi Florence as an integrated destination combining residential, retail, hospitality, education, leisure and wellness uses. The residential element is split into six clusters, each with its own park, clubhouse, community centre and landscaped gardens, arranged around the central park. The published unit mix is 1,130 villas, more than 6,000 townhouses and 3,500 apartments, which together indicate a community of more than 10,000 homes, although the developer has not itself published a total.
Pricing has been released for one product. Three-bedroom townhouses are to start from 1.89 million dirhams, which the developer states as 850 dirhams per square foot of sellable area. No prices have been published for the villas or the apartments, and no launch date for sales has been given beyond the unveiling itself.
What the developer said
Mirwais Azizi, founder and chairman of Azizi Group, said: "Returning to Sharjah after more than three decades is deeply meaningful to me, as this emirate was my first home in the UAE and an important part of my journey. With Azizi Florence, we are proud to bring back that connection through a community designed for families, wellbeing and a high quality of life."
The 30 billion dirham figure is the developer's own valuation of the project and not a construction contract sum. No main contractor, consultant, phasing plan or completion date has been announced. The announcement does not identify the site within Sharjah beyond the emirate itself, and it gives no land area for the development as a whole; the only area figure published is the 1.7 million square feet of the central park.
The developer's position
Azizi Developments is a private UAE developer whose projects to date have been concentrated in Dubai, in locations that include Mohammed Bin Rashid City, Palm Jumeirah, Sheikh Zayed Road, Dubai South and Downtown Jebel Ali. Its current flagship is Burj Azizi on Sheikh Zayed Road, a tower of 725 metres and more than 131 storeys which opened for sales in February 2025 and is scheduled for completion in 2028. The company has stated that it has delivered more than 45,000 homes and has around 150,000 units under construction. Azizi Florence extends the company's activity outside Dubai for the first time.
For contractors and consultants the questions this announcement leaves open are the ones that decide when work starts: the site, the infrastructure and enabling packages, the phasing of the six clusters, and the appointment of a main contractor for the first phase. None of those is addressed in the published material, and anything beyond what has been published should be treated as unconfirmed until the developer states it.
