A main contractor is appointed as structural works start on branded residences at Dubai Islands

Grovy Developers has broken ground on Ramada Residences by Wyndham at Dubai Islands. Enabling works are complete, structural works are under way, and Jaseera Building Contracting has been appointed to carry the scheme through to completion.

Breaking ground marks the start of main construction on the boutique branded residences. The scheme is being developed with Wyndham Hotels and Resorts, whose brand it carries, and with USquare Luxe Properties, the landowner and development partner. It follows the signing of the agreement with Wyndham and the unveiling of the show apartment earlier this year.

The contractor and the programme

Jaseera Building Contracting takes the scheme as main contractor. The contractor was established in 2018, is based in Dubai and works on residential, commercial and industrial developments across the United Arab Emirates, with civil, structural, mechanical, electrical and plumbing and fit-out capability in house. It will oversee the development through to completion and deliver it to the specification and the quality standards agreed with the hotel operator.

The sequence is the part worth noting. The operator agreement was signed first, the show apartment followed, enabling works were closed out, and the main contractor has been appointed at the point structural works begin rather than in advance of them. That order gives the contractor a site that is already cleared and a scope that is already fixed by the brand standard, which is a shorter route to a firm programme than the reverse.

What is being built

The development is a collection of one, two and three bedroom apartments together with four bedroom penthouses, all handed over fully furnished. Buyers get hotel grade services and operations sitting behind the brand's own quality assurance. More than 20 leisure amenities are planned, among them an aqua gym, a golf simulator, an open theatre and a temperature controlled infinity pool.

It is also one of a limited number of residences approved for short term leasing on Dubai Islands, which gives an owner the choice between short and long lets rather than a single letting route. Dubai Islands itself is a master planned waterfront destination of residential, hospitality, leisure and retail development, with beaches, green space and road links to the rest of the city.

The delivery risk sits at the end

Fully furnished handover moves fit-out, furniture and equipment procurement to the back of the programme, behind structure and behind services commissioning. On a branded scheme that package also has to satisfy an operator's brand standard, which is a separate approval from the building consent and runs on its own timetable. A monthly measurement against the schedule, of the kind the developer has described, is the discipline that keeps that tail visible while the frame is still going up.

Structural works are the point at which a programme stops being a projection and becomes testable. The next date worth having on this one is the topping out.
