Forty-four beachfront villas released at Palm Jebel Ali as the first handovers come into view

Five, six and seven bedroom homes across ten designs go on sale on Frond F, with more than Dh13 billion of construction and infrastructure contracts already let across the development.
Nakheel has put 44 villas on the market on Frond F at Palm Jebel Ali, drawn from its Beach and Coral collections and offered across ten architectural designs. The Beach Collection covers five and six bedroom houses of roughly 7,500 to 8,500 square feet. The Coral Collection covers six and seven bedroom houses of roughly 11,500 to 12,500 square feet. All of them sit on the shoreline with direct beach access.
The release comes immediately before the first phased handovers, which are due to start in late 2026 and run through 2027. The developer describes the Frond F homes as among the last opportunities to buy a new villa on the residential fronds.

The construction position behind the sales release
The figures worth reading are the ones about work in progress rather than the ones about bedrooms. More than Dh13 billion of construction and infrastructure contracts have been let across Palm Jebel Ali to date. Work covering substructure, superstructure, mechanical, electrical and plumbing services and infrastructure is running across 544 villas on Fronds A to F. A further 728 villas on Fronds K to P have reached internal and external finishing.
That is 1,272 houses in progress on a single reclaimed masterplan, split between two clearly different stages. The development spans seven islands and 16 fronds, with 120 kilometres of coastline and more than 90 kilometres of beachfront, and a retail centre of about 9,000 square metres is planned within the community.
Selling into a frond that is still being built
Where homes are sold on one frond while 1,272 others are in construction across the same masterplan, the buyer's completion date depends on infrastructure and marine works shared with everybody else. Access roads, services and shoreline protection are common to the whole scheme, and a delay to any of them reaches every plot behind it.
Four practices are named as having worked on the designs, which points to a masterplan where design responsibility is spread rather than held in one office. Nothing has been published about how the ten designs are divided between them, about which contractor is delivering Frond F, or about the sequence in which the fronds will be handed over.
Nor has a price been published for the Frond F houses. Until it is, the release tells buyers what they can buy and when the earliest keys are expected, and tells the market that a scheme relaunched in 2023 now has more than a thousand houses standing.
