Great Places signs seven repairs contracts worth 11.54 million pounds

Great Places Housing Group has published a contract details notice recording seven repairs and maintenance contracts with seven contractors, all running from 21 September 2026 to 20 September 2031. The contract values on the notice add to 11,543,751.17 pounds excluding VAT, the largest being a 3,938,697.40 pound multi-trade contract for the North region signed with GOS Heating Limited on 4 September 2026.
Seven lots, seven contractors
The notice, reference DN769736, was published on 8 September 2026 under the Procurement Act 2023. The landlord says it sought contractors for repairs and maintenance services and works, with a scope covering reactive repairs, standard and complex void repairs, disrepair, major works, and refurbishment and replacement works and services to any of its properties. Emergency call-out within four hours is required on the multi-trade, electrical, drainage and roofing lots, 24 hours a day and 365 days a year.
The lots were split by trade and by region. The regions are North, covering North Greater Manchester, Lancashire, South Cumbria and northern Merseyside, and South, covering South and East Greater Manchester, Cheshire, South Yorkshire, North Staffordshire and Derbyshire, with an optional combined sub-lot assessed across both. Six of the seven contracts on the notice are combined lots and one is the North multi-trade lot. The notice carries no contract for a South multi-trade lot.
The contracts, each excluding VAT, are: Lot 1A multi-trade North, GOS Heating Limited of Preston, 3,938,697.40 pounds, signed 4 September 2026; Lot 2C damp works, The Dwelling Doctors Ltd of Waltham Abbey, 1,880,114.58 pounds, signed 19 August 2026; Lot 3C electrical, NRT Building Services Group Limited of Banstead, 1,836,221.30 pounds, signed 12 August 2026; Lot 7C roofing, M and J Group (Construction and Roofing) Ltd of Bedford, 1,589,533.24 pounds, signed 11 August 2026; Lot 5C drainage, Draincare Manchester Ltd, 1,376,858.46 pounds, signed 12 August 2026; Lot 6C scaffolding, Security and Fire Experts Limited of Bury, 536,888.50 pounds, signed 13 August 2026; and Lot 4C clean, clear and gardens, Rigford Ltd of London, 385,437.69 pounds, signed 26 August 2026.
Six of the seven suppliers are recorded as small or medium-sized enterprises; M and J Group is recorded as large. Every contract runs for five years to 20 September 2031 and is recorded as works with services as an additional category. The notice says every contract is below the 5,000,000 pound threshold for mandatory key performance indicators under section 52 of the Procurement Act 2023, with performance measures monitored through routine contract management.
The estimates and the awards
The lot descriptions on the notice carry the landlord's own estimates for the combined lots, and the signed values sit below every one of them. Damp works was estimated at 2,751,000 pounds and let at 1,880,114.58 pounds. Electrical was estimated at 3,128,000 pounds and let at 1,836,221.30 pounds. Drainage was estimated at 2,744,000 pounds and let at 1,376,858.46 pounds. Roofing was estimated at 2,360,000 pounds and let at 1,589,533.24 pounds. Scaffolding was estimated at 674,000 pounds and let at 536,888.50 pounds. Clean, clear and gardens was estimated at 645,000 pounds and let at 385,437.69 pounds. The notice gives no estimate for the North multi-trade lot.
The landlord states in the notice that there is no guarantee of volume and no exclusivity. The options reserved during the contract period include allowing suppliers to work across lots, extending the contract area or period in cases such as urgency or the failure of another contract, and, where the landlord acquires additional stock through merger or acquisition, extending the contract by a further year and by up to 50 percent in value.
Scope by trade
The multi-trade lot is expected to include repairs, replacement, installations and associated services for building maintenance, whole property refurbishment, voids, roofing, drainage, grounds maintenance, groundworks, kitchens and bathrooms, doors and windows, decoration, joinery, electrical and plumbing. The damp works lot covers damp treatments, mould removal, damp proofing, specialist painting, plastering and general joinery, and the notice says the contractor is expected to prevent recurrence of damp and mould in line with Awaab's Law. The electrical lot covers condition reports, fault repair, consumer units, wiring, lighting and safety devices; the drainage and roofing lots each cover supply, installation, maintenance and repair on an emergency, reactive and planned basis; the scaffolding lot covers supply, erection, security and dismantling; and the clean, clear and gardens contractor must hold a valid waste carrier's licence.
What the record does not say. The notice does not state how many bids were received on any lot, whether the combined lots were awarded because the combined bids beat the separate regional bids, or what happened to the South multi-trade lot. The procedure is recorded as the competitive flexible procedure.
