Two hundred and sixty four acres in Hyderabad for a one gigawatt campus

The land is secured and the power target is set. Almost everything a contractor would want to know sits behind the phrase in a phased manner.

HyperVault, a subsidiary of Tata Consultancy Services, has secured 264 acres in Hyderabad on which to develop an artificial intelligence data centre campus of up to one gigawatt. The company announced it on Saturday 5 September 2026, in a release datelined Hyderabad and Mumbai. HyperVault and its partners are expected to invest up to Rs 70,000 crore, about 7.4 billion United States dollars, to build and manage the infrastructure.

The campus is to serve frontier artificial intelligence companies and hyperscale operators, taking high density graphics processing unit deployments for training, inference and other heavy computing work. At full build out the company expects it to rank among the largest such campuses in India.

Four items, and each of them is a different building. Higher density means more kilowatts per rack, which pushes structural loading and floor to floor heights before it touches anything electrical. Liquid cooling, and specifically the direct to chip cooling the company says it uses, replaces a large part of the air handling plant with a pumped wet system running to every cabinet, which changes the leak detection, the commissioning sequence and the maintenance access for the life of the building. Larger power blocks means the substation, the transformers and the switchgear arrive earlier in the programme and dominate it. Faster deployment means all three have to be repeatable.

The company also says the build out will use green energy and water neutral design principles. A water neutral claim on a liquid cooled campus of this size is a design commitment with measurable consequences for the plant selection, and it is the sort of undertaking that is easier to state at announcement than to demonstrate at handover.

The development will be executed in phases, in line with customer demand and technology requirements. So the capital figure is a programme envelope, not a contract sum, and the gigawatt is a ceiling rather than a first phase.

What has actually been fixed

Two things: the land, and the intention. Nothing in the announcement gives a first phase capacity, a start on site, a completion for any phase, a contractor, a design team or a breakdown of the Rs 70,000 crore between the parties. HyperVault says it is being built in phases towards capacity in excess of one gigawatt, with TPG as strategic partner.

The company expects the project to draw work into power, cooling, networking, construction, engineering and operations across the region, and to create several thousand direct and indirect posts. The state government of Telangana was party to the agreement, and the company thanked it for its support.

Two hundred and sixty four acres is a little over one square kilometre. A gigawatt is roughly the output of a large power station. Put those two numbers next to each other and the announcement stops being a technology story: it is a land, grid connection and mechanical services programme, and the constraint on it will be the same one every operator in this market is now meeting, which is how quickly a connection and the plant behind it can be delivered.
