What the role covers

A commercial management post on a large mixed-use programme in Riyadh covering sports, entertainment and arts facilities and their infrastructure, where the employer is one of the delivery partners. The holder prepares and administers contract documents, warranties, bonds and licences, supports formal contract execution and advises on contract terms and obligations. Variations are measured, valued and managed from this post, with valuations agreed with the contractors as the contract requires. Cost control, reporting and financial management run through the contract lifecycle, and the holder oversees the preparation and presentation of the monthly post-contract cost reports to the client, setting out the financial position and the issues arising. Costs flowing from design changes, contract awards, construction activity and client instructions are assessed and advised on. Contractor and subcontractor claims for delay and additional cost are evaluated, with commercial advice and recommendations given. The holder advises on practical completion, the making good of defects and final completion certificates, and negotiates and agrees final accounts. Leading and developing the cost management teams, managing senior stakeholder relationships and carrying proactive carbon management also sit with the post. The employer asks for professional membership such as MRICS, or work towards it.
