Setting up a Sydney home

A 90-day sequence for visa, TFN, banking, tenancy, utilities, school and health records.

Practical city guide

Sydney starting points

Sydney setup should follow visa records, tax file number, bank, payroll, tenancy, utilities, health cover and school records. At handover, record the condition report, meter readings, keys, access devices, appliance condition and defects. Check electricity, gas where relevant, water billing position, internet, mobile coverage and private health-cover start dates.

Sydney setup should follow visa records, tax file number, bank, payroll, tenancy, utilities, health cover and school records. At handover, record the condition report, meter readings, keys, access devices, appliance condition and defects. In the Sydney settlement record, check electricity, gas where relevant, water billing position, internet, mobile coverage and private health-cover start dates.

Family records should include passports, visas, immunisation, school reports, health-cover cards and emergency contacts. After first payroll, reconcile salary, tax, superannuation, reimbursements, deductions and relocation support. Never let inspection promises stay verbal. Confirm repairs, included items and move-in dates in writing. The tracker should replace planning numbers with actual bills during the first quarter.

Sydney household application

Place this Sydney action on a ninety-day sequence, not a general checklist. The TFN, payroll, superannuation, bank verification, NSW tenancy, Medicare route, school start and Opal journey each have their own records and completion point. Keep temporary arrangements until the replacement is proven usable. Reconcile paid amounts at days 30 and 90, then archive superseded assumptions. Another authorised adult should be able to locate emergency contacts, payment records and current household records without gaining access to the employee's confidential project files or personal passwords.

Sequence the first Sydney week

Start from the issued visa record, passport, Sydney address plan, employment start and family travel. Put bank identity verification, TFN application, payroll details, temporary accommodation and first project attendance on one dated sequence. Each item has its own records and must not be marked complete merely because another step has started.

The ATO online TFN route described for eligible migrants and temporary visitors requires the applicant to be in Australia with the qualifying visa linked to the travel document. CommBank's cited newcomer route requires branch identification within twenty days of opening. Use the current provider instructions for the actual accounts and status.

Maintain an accessible overseas payment method until the Australian account has sent and received a test payment and payroll has credited. Keep a cash reserve for temporary lodging, travel, food, communications and health needs. Never commit the whole reserve to a tenancy before possession and payment records are verified.

Move into the NSW tenancy with records

Before signing, collect the tenant information statement, proposed agreement, landlord-completed condition report, applicable strata by-laws and bond-lodgement route identified by NSW guidance. Read the rent, term, utilities, parking, furnishings and special conditions for the exact property.

Check that the proposed bond does not exceed four weeks' rent and rent in advance does not exceed two weeks at entry. Verify the payee and use the official bond route. Preserve the signed agreement, bond records, bank debit and receipt rather than leaving the tenancy record in messages with an agent.

Complete and return the condition report within seven days of possession and retain a copy. Add dated photographs, meter readings, access devices and written repair arrangements. Give another adult access to the landlord and emergency contacts without sharing the bank credentials used for rent.

Complete Medicare and temporary cover checks

Check Medicare eligibility for each person under the general enrolment or applicable reciprocal route. Services Australia offers online enrolment through myGov or a form, with status-specific documents. A family application has separate identity steps for people aged fifteen or older.

If relying on the United Kingdom reciprocal agreement, preserve records of UK residence before arrival as well as the current visa and passport. Record the actual decision and scope. Never treat citizenship, a GHIC or the employee's result as automatic cover for the entire family.

Keep employer or private insurance until its replacement is confirmed and usable. Record providers, emergency routes, medicines and household-paid costs. Store clinical information outside the general move tracker and disclose only what the selected provider or insurer requires.

Make the first home and work journeys operational

Test home-to-office, project-site, school and healthcare journeys at the times they will be used. Record the exact modes, walking, transfers, payment medium and a fallback. Keep airport station charges, tolls, parking and reimbursable site travel separate from the ordinary commute.

Use one Opal card or contactless card or device consistently and tap off to avoid the default fare. Apply adult caps and discounts only where the actual journey and payment qualify. Confirm separate school-student or concession treatment for family members.

Give another authorised adult the route and emergency information required for school or care duties. Never make the household dependent on the employee's work phone or private payment card, particularly where site access can delay collection.

Reconcile the first Australian payroll

Compare gross salary, allowances, reimbursements, PAYG withholding, other deductions, net credit and superannuation information with the accepted offer. The 2026 ATO withholding tables apply from 1 July 2026, while the super guarantee rate is 12 per cent for the 2026/27 period. Use the employee's actual pay and declarations.

Match each bank credit to the payslip and each reimbursed relocation item to the submitted receipt. A claim approved in an employer system remains outside accessible cash until paid. Resolve discrepancies through payroll and preserve the response.

Update the monthly household model after the first full pay cycle. Keep one-time move costs apart from recurring rent, travel, school and health spending. Preserve the offer model as the baseline against which shortfalls and changed benefits can be identified.

review the household at thirty days

At day thirty, reconcile temporary accommodation, bond, rent, utilities, communications, food, travel, school, health and setup purchases with bank records and receipts. Replace an estimate only with records from the actual household. Keep disputed or delayed items visible.

Review every temporary service. End it only when the permanent replacement has been tested. This includes accommodation, payment access, communications, health protection and travel. Never close the overseas account simply because an Australian account number exists.

Check access and privacy. Remove relocation advisers from accounts and records whose task is finished. Ensure another authorised adult can locate emergency, tenancy, school and payment information without entering the employee's confidential project systems.

Replace estimates at ninety days

At day ninety, build a normal-month case from received salary, actual rent, recurring services, school, health and travel. Separate annual or termly payments from monthly spending. Keep a dated reserve chosen by the household and label it as an assumption.

Review visa, passport, probation, professional records, rent, insurance, school instalments and employer benefit dates. Put each continuing obligation in the normal family calendar. Archive arrival tasks that are genuinely closed and preserve the records needed for any open claim.

Run a project-change case if the employee may move site or working hours. Recheck journey, childcare and housing effects before agreeing to the change. The first ninety-day calculator measures entered funding; it does not determine immigration, tax, tenancy, medical or financial rights.

Keep the Sydney household folder usable

Maintain separate indexes for employment and visa, tenancy, school, health, banking and travel. Record document owner, date and next review. Never copy all identity or clinical material into every category merely because the same family member appears in each process.

When the sponsor, project, home, school or family changes, reopen the affected checks and preserve the prior version. An employer instruction may change working arrangements but does not by itself revise the visa, lease or school contract.

Close each item against an approval, statement, receipt or written response. A submitted form or payment debit is only an intermediate state. Keep the exceptions list active until the intended account or service has applied the record correctly.

Maintain a ninety-day exceptions and handover record

Create an exceptions table for every item that has not reached its intended result. Record the application or transaction reference, responsible organisation, missing records, household consequence and next review. Never hide an unresolved step inside a general note that relocation is progressing.

Prioritise by consequence: work organisation and payroll, safe accommodation and rent, health access, school attendance and essential travel. Use the official or written channel for each issue. Keep advice and responses dated so a later reader can distinguish an old instruction from the current position.

At household handover, verify that another authorised adult can locate passports, emergency information, tenancy contacts, school collection organisation, medical routes and payment records. Keep passwords and detailed project records outside the handover. Test access rather than assuming the folder permissions work.

Remove temporary accommodation, relocation consultant and old provider access when their tasks end. Cancel duplicate services after final bills reconcile. Preserve records for a continuing claim or dispute, but never keep personal documents in every participant's inbox.

Close the ninety-day file only after the normal monthly model, continuing calendar and exceptions register have been transferred to the household's ordinary records. Archive the arrival case with its date. The folder should show what remains open without retaining completed checklists as if they were future instructions.

Prove each replacement service before ending the temporary one

Use a live test for every replacement: Australian bank transfer, payroll credit, tenancy access, health route, school attendance and ordinary commute. Record the result and any restriction. A card, reference number, lease or timetable is records of a stage, not proof that the household can use the service.

End temporary accommodation, overseas payment access, interim health protection or private travel only after the corresponding Sydney arrangement works. Reconcile the final temporary invoice and remove the old provider from the household contacts. Keep records where a refund or dispute remains open.

Sydney final check

During the first month, track the TFN application, payroll setup, Australian bank access, NSW tenancy records, Medicare or other health route and Opal travel as separate checks. One may depend on another, but none proves the rest. Keep temporary accommodation, health protection and overseas payment access until each replacement route is operational.

At the household handover, make sure another authorised adult can reach emergency contacts, tenancy records, school records and payment checks without sharing passwords. Remove relocation-only access after reconciliation and move continuing rent, school, visa, health and travel dates into the normal family calendar.
