Sydney household application

Apply this point to the actual Sydney offer rather than an annual headline. Show whether salary is stated before or after superannuation, when each allowance is paid, which costs are settled directly and which require a claim. Link the role and employer description to the sponsored position without assuming that a commercial promise changes a visa condition. Put rent, school, transport and temporary accommodation on their real payment dates. A later employer credit remains outside available household cash until it is approved and received.

Reconstruct the Sydney offer from written terms

Separate base salary, fixed cash allowances, variable pay, superannuation, housing support, school support, private medical cover, flights and relocation assistance. Record the period, payment date, eligibility and records for each item. A headline total can include employer costs that never enter the household bank account.

Confirm whether salary is quoted plus superannuation or as a package inclusive of it. The ATO publishes a 12 per cent super guarantee rate for 1 July 2026 to 30 June 2027. Ask the employer which earnings attract the contribution and how the offer figure has been assembled. Keep the employer contribution outside monthly cash available for rent and school fees.

Record the Sydney employing entity, payroll entity, normal workplace, expected project sites and any secondment host. Compare those details with the proposed sponsored position. Ask what happens on project completion, reassignment, client rejection, reduced workload or a change of sponsor. Never value an assurance of continuing work unless the contract or policy supports it.

Apply the current Skills in Demand salary tests

For a nomination lodged between 1 July 2026 and 30 June 2027, Home Affairs publishes thresholds of AUD 79,423 for the Core Skills stream and AUD 146,576 for the Specialist Skills stream. The threshold relevant to the actual nomination date and stream must be checked. It is not a substitute for market-salary or contract review.

Home Affairs states that both the annual market salary rate and the overseas worker's pay, excluding non-monetary benefits, must be no less than the relevant threshold. Compare the guaranteed monetary earnings with the nomination and signed offer. Keep discretionary bonus, shares, accommodation and other non-monetary benefits outside that particular comparison unless the official rule expressly treats them otherwise.

Check the occupation and stream, because the Core Skills route requires an occupation on its list while the Specialist Skills route is limited to stated major occupational groups. A construction job title used internally may not be the nominated occupation. Preserve the employer's written explanation of the selected occupation and duties.

Model PAYG, superannuation and cash timing

The ATO's current 2026 PAYG withholding schedules apply from 1 July 2026. Ask payroll for a dated estimate using the employee's declaration and pay frequency. The page calculator should use the resulting net-pay figure or another clearly labelled household assumption. It cannot decide the employee's tax residence or final tax liability.

Set the first salary date against temporary accommodation, rent, bond, school payments, travel and ordinary living costs. A relocation reimbursement is not available cash until approved and credited. Keep an overseas card and accessible reserve until Australian payroll and banking have been tested, then reconcile the first payslip with the offer.

Record TFN submission and payroll setup as separate steps. A person with an eligible work-rights visa must be in Australia to use the ATO online TFN route described in the source. An offer should therefore show how payroll handles the period before the employee supplies the TFN, without assuming the number will exist before arrival.

Price the Sydney home and journey actually required

Obtain current quotations for homes the household would accept and routes it can operate. Record rent, a lawful bond, rent in advance, temporary overlap, utilities, furniture and travel. NSW guidance limits the rental bond to no more than four weeks' rent and rent in advance to no more than two weeks when entering the agreement. Apply those limits to the proposed tenancy, not as a general rent estimate.

Test the commute from each candidate home to the normal office, likely project sites and any school. Use current Transport for NSW information for the selected mode and time. Keep airport station charges, tolls, parking and employer-reimbursed project travel on separate lines. A housing allowance may be inadequate even where the property rent fits if the assignment creates costly site journeys.

Ask whether the employer pays accommodation directly, provides a taxable or non-taxable allowance according to its advice, reimburses actual rent, or offers temporary lodging only. Record duration, caps, eligible property types, claim records and clawback. Never subtract unconfirmed housing support from the calculator.

Read family, health and education benefits literally

Ask which family immigration costs the employer pays and whether it manages subsequent-entrant applications. Keep each family member's visa decision separate from the employee's. Record any repayment clause if the assignment ends early. Never call an offer family-ready merely because the employee's sponsorship is funded.

Obtain the medical benefit schedule, insurer, covered family members, hospital and outpatient arrangements, exclusions, waiting periods, excesses and claim route. Medicare eligibility follows Services Australia's rules and the individual's circumstances; it is not proved by the employment offer. Keep private-cover costs in the model until the household has confirmed an alternative route.

For each child, use the accepted Sydney school's current invoice and terms. Record tuition, application and entry payments, levies, activities, technology, transport and notice terms. Match the employer education policy to those categories and to the benefit year. A tuition cap does not automatically cover the one-time cash needed before enrolment.

Stress-test the offer before acceptance

Run a base case from the signed offer, current rent and named school costs. Run a delayed-start case that adds temporary accommodation and removes unreceived reimbursements. Run a project-change case where a longer commute or housing move is required. Preserve the inputs and dates so the results can be rechecked rather than silently overwritten.

Read probation, notice, bonus, relocation repayment, project mobility, expense and termination clauses together. Identify payments that can be withheld or recovered if the role ends early. Keep final-pay or tax questions for suitable professional advice. The calculator compares cash assumptions and does not decide entitlement.

Stop the acceptance process where the sponsor, nominated role, guaranteed earnings, workplace or material benefit differs across the offer, immigration submission and policy documents. Request a corrected document or written explanation. A verbal assurance does not remove the household's exposure to rent, school or relocation payments already committed.

Separate direct benefits from reimbursements

For housing, school, medical, flights and relocation, mark whether the employer contracts and pays directly, pays a fixed allowance, reimburses an approved expense or offers no support. Record invoice and claim requirements. A direct employer cost should not be added to cash salary, while a reimbursable item remains a household outflow until payment reaches the employee.

Ask payroll or a suitable adviser how the employer proposes to report each benefit and deduction. Keep that advice dated and separate from the calculator. The current PAYG tables determine withholding administration, but the calculator is not a personal tax return and should not invent a net value for a benefit whose treatment has not been confirmed.

For each annual benefit, record the employee's start date, pro-rating, benefit year, unused balance and end-of-employment treatment. Match school and insurance years to the policy period. A nominal annual cap can be of little use where the household must pay before eligibility starts or where one-time charges are excluded.

Record the acceptance decision and open conditions

Create a decision sheet showing confirmed monthly cash, superannuation, direct employer benefits, household costs, upfront funding and unresolved conditions. Link every confirmed figure to the offer, policy, current official page or dated quotation. Leave a blank where the source does not answer the question. Never make the case look affordable by filling gaps with another expatriate's experience.

List actions that must occur before resignation, before travel, before signing a tenancy and before family arrival. The sponsored visa decision, acceptable home, school place, medical route and usable bank account have different records. Assign an owner and latest safe date to each without describing an application as an approval.

When accepting, preserve the exact offer and policies relied upon. If the employer later changes salary, sponsor, location, start date or a material benefit, reopen both the immigration and household reviews. Record the revised written term and its cash consequence before committing to a new property, school payment or journey.

Compare the accepted case with the first payslip, first superannuation record, first rent payment and first reimbursed expense. Resolve differences through the responsible employer or provider and retain the response. Update the household model from received amounts, but keep the signed offer case as the baseline against which later changes and shortfalls can be identified.

Set a formal review at the end of probation and before any project reassignment. Recheck guaranteed earnings, travel expectations, allowances, family benefits and any repayment clause. Where a change would affect the nominated role or sponsor relationship, obtain current Home Affairs information before signing the variation. Keep the old and new cash cases so the employee can see the cost of the change.
