Choose a Sydney home from the working week

Define the acceptable property by location, bedrooms, furnishing, parking, access, school journey and the employee's office and site commitments. When signing, the official guidance says the tenant should receive the signed agreement, relevant pool compliance certificates and keys or access devices for every named tenant. The first set of access items must not be charged to the tenant. Record each item received and keep any missing access or document as an open handover issue.

Apply the lawful start-of-tenancy limits

The NSW page states that a holding fee is no more than one week's rent and must go towards rent if a tenancy agreement is signed. It limits the rental bond to no more than four weeks' rent and rent in advance to no more than two weeks when the agreement is entered. Apply those limits to the proposed rent and identify every requested payment by legal purpose.

Use Rental Bonds Online or the paper route described in the official material for the bond. Verify the landlord or agent and payment channel independently. Retain the invitation, lodgement, bank debit and receipt. Never pay a pet bond, background-check fee, agreement-preparation charge or first-set key charge where the NSW guidance says those costs cannot be imposed.

Keep bond, holding fee, rent in advance, next rent, temporary overlap, removal, furniture and utility costs on separate dated lines. The calculator should show the upfront total and recurring services separately. A future employer allowance or bond return remains outside accessible cash until it is actually received.

Complete the condition report within seven days

The tenant completes the condition report supplied at signing and must return a completed copy within seven days of being given possession. The official page encourages photographs and requires the tenant to retain a copy. Record the possession date and the deadline before the move obscures the initial condition.

Check every room, fixture, appliance, window, floor, wall, service and supplied item. Add dated photographs where appropriate and identify disagreement with the landlord's description. Record meter readings, keys, remotes, parking and common-property access. A general 'good condition' note is weak records where a later bond or damage issue turns on one defect.

Put required pre-move repairs in a written agreement with the landlord or agent. Track access, completion and any effect on occupation. Never withhold or alter rent informally because repair work is outstanding; use the current NSW process and suitable advice for the actual issue.

Set up utilities and household access

The NSW guidance says the tenancy agreement states responsibility for electricity, gas and water and what is included in rent. Read the agreement before opening or transferring services. Record account holder, start date, meter information, tariff, deposit if any, first bill and provider contact for the exact property.

Telephone and internet are for the tenant to arrange. The official page says written landlord permission is needed to install a service and describes this as an acceptable minor change that cannot unreasonably be refused. Check service availability before signing where reliable connectivity is needed for remote work or family use, and preserve any installation approval.

Give another authorised adult access to tenancy contacts, emergency service information and ordinary bill dates without sharing bank passwords. Keep employer or relocation access limited to the task it performs. Remove temporary access after handover and reconcile every setup payment with a receipt.

Manage rent, records and changes during occupation

Use a fee-free payment method offered under the tenancy arrangements and preserve records of every rent payment. NSW guidance says bank records can serve as receipts for direct deposit, transfer or Centrepay, while a landlord or agent must provide a receipt for cheque or in-person rent payments. Match each debit to the rental period it covers.

Keep maintenance reports, access notices, service changes and agreed variations with the signed agreement. When the project location or family needs change, retest the commute before seeking a move. Never assume the employer will fund a break cost, overlap or increased rent without the assignment policy or written approval.

Update the household model from actual rent and service bills after the first month. Preserve the original accepted case for comparison. Separate ordinary rent from bond, repair claims and reimbursable relocation costs so a disputed item does not distort monthly affordability.

Prepare the tenancy exit before notice

Read the agreement and current NSW guidance for the notice reason, form, service and end date before committing to travel. Project completion or visa change does not itself determine the tenancy process. Ask the employer how an early assignment end affects approved housing support, but keep that answer separate from the landlord's rights and obligations.

A lower rent can be a false saving where repeated site travel, tolls, parking or school transport outweighs the difference. Keep the route and fare records beside each case rather than describing a suburb as generally convenient.

The result is a comparison of entered cash commitments. It does not decide tenancy rights, property condition, service availability or suitability. Refresh the case when the property, rent, assignment location or family changes, and retain the dated version used for the decision.

Keep a property-specific housing decision record

For every shortlisted property, retain the listing date, rent, proposed term, landlord or agent, inspection notes, travel test and quoted setup costs. Mark information supplied by the listing separately from a term included in the proposed agreement. Reject a figure that cannot be traced to the actual property or a current provider quotation.

Before commitment, ask the employer whether the home qualifies for any housing support and whether project relocation changes that support. Keep the employer answer outside the tenancy record. The landlord remains governed by the agreement and NSW process, while the employer policy governs only the employment benefit.

At move-in, reconcile the lawful holding amount, bond, rent in advance, first recurring rent, removal cost and services. Match each bank debit to its purpose and receipt. Never combine several transfers into a single unexplained 'housing deposit' line.

At the end of the first month, inspect the model for omitted parking, tolls, transport, internet, utility and building costs. Replace the planned commute with the route actually used. Keep a written repair or access problem open until the landlord or agent's response and resulting condition are recorded.

Review the decision if the employee's site, school or family needs change. Compare the cost of staying, moving and additional travel from current records. A cheaper advertised home is not automatically a lower-cost household option once a new bond, overlap, removal and travel pattern are included.
