Employer and assignment
Identify the contracting entity, payroll entity, project, normal workplace, transfer rights and whether the role survives completion of the first project.
Ask whether the assignment is linked to one project, a programme management office, a client secondment or a permanent head-office role. The commute and job security profile can change with that answer.
Housing exposure
Price the home you would actually take, in a district that works for the office, site and school week. A high salary can be weak after rent.
Use the rent table in the cost guide before accepting. A role near KAFD, King Abdullah Road or an outlying site will point the housing search in different directions.
Benefits records
Request the medical schedule, school allowance wording, flight policy, housing policy, bonus rules, relocation repayment clause and mobilisation payment timing.
For medical insurance, request the class of cover and the hospital network, not only the insurer name. For schooling, check whether the employer pays admissions and capital fees or only annual tuition.
Red flags
Pause if the sponsor is unclear, the package changes without explanation, the recruiter requests personal payment or policy documents are refused.
A vague promise of 'family status' is not enough. Ask for the exact salary, housing, school, flight and insurance rules that apply to spouse and children.
Riyadh working checks
Do annualise every item and test cash timing. Never value discretionary benefits as guaranteed cash or ignore the first payroll gap.
Never treat a discretionary bonus or project completion payment as money available for rent. The offer decision should work without uncertain payments.

Rebuild the Saudi package from its basic and allowance components
Put basic salary, housing allowance, transport allowance and every other cash component on separate lines. Record monthly or annual frequency, payment start and any project or family condition. Qiwa's contract structure expressly separates basic salary and housing or transportation details, so the household should preserve that distinction. Never convert a supplied benefit into cash unless the employee can choose and retain that value.
List direct employer payments, reimbursements and discretionary benefits in different columns. A direct compound unit may remove rent but end with employment. School reimbursement can leave the family paying the first invoice. Project transport may not serve dependants. Bonus and completion payment should remain outside confirmed monthly income. The offer calculator uses cash and confirmed monthly support only, then subtracts the costs the employee must pay.
Test housing support against a real Riyadh tenancy route
Ask whether housing is a cash allowance, employer lease, assigned compound unit or reimbursement. Record eligible family status, district or property restriction, deposit, services and the consequence of project transfer or employment end. Compare the benefit with an actual unit and payment schedule rather than a city average. A large annual allowance may arrive monthly while rent is due in one or two advances.
Use the current Ejar process and Riyadh rental provisions for the proposed tenancy. Ejar's service identifies contract, party, financial, term and property information and electronic certification by the parties. The current Riyadh provisions can affect rent and renewal. Never value an unregistered verbal arrangement as equivalent to a documented contract. Put rent, deposit, contract service and setup cash on their real dates.
Compare school support with current named fee schedules
Ask for the education cap per child, ages and years covered, eligible tuition and extras, invoice requirements and payment timing. The checked school pages show wide Riyadh planning ranges. King's College Riyadh publishes 2026-2027 year-group fees with VAT-inclusive figures for expatriate families, a separate enrolment administration charge and term payment structure. One named schedule cannot stand for every school or child.
Price the selected year group, application, assessment, registration, transport, uniform, device, meals, trips and examinations. Deduct employer support only where the policy covers the line. Keep a term cash calendar because reimbursement can follow payment. If a place is conditional or waiting-listed, never present the tuition as a fixed commitment or assume the employer will accept an alternative school's invoice.
Read the health policy class before giving it a package value
Obtain insurer, plan category, beneficiary list, network, co-payment, deductible, limits, exclusions and pre-authorisation rules. The Council of Health Insurance guidance says insured persons use network providers except in emergencies and addresses employer coverage for private-sector employees and resident dependants. Verify the actual certificate and start date for each person. An insurer name alone does not show which Riyadh hospital, clinic or clinician is available.
Price any premium paid by the family and expected uncovered treatment. Check maternity, newborn, chronic illness, medicines, dental, optical, therapy and treatment outside the network. Keep an emergency reserve outside expected cost. If the employee arrives before dependants, record the separate activation sequence. Never label the offer family-ready until the policy records and practical provider access have been tested.
Identify project and travel conditions behind the title
Record the Saudi employer, client, project, ordinary workplace, site locations and expected travel. Ask whether the position survives completion of the first project and what reassignment language applies. Confirm working time, weekend or night attendance, remote-site accommodation and business travel approval. A commercial-manager title can hide a very different cost and family routine depending on the assignment.
Test the commute from the likely home to the actual reporting point. The official public-transport service offers time-based ticket options through the Riyadh system, but a station or bus connection may not reach a construction site. Record any employer vehicle, driver, fuel and personal-use rule. Never count a project vehicle as household transport unless the terms allow it.
Read probation, notice and repayment in one downside case
Identify trial period, notice, contract term and the effective start date shown in Qiwa. Then list any relocation, travel, accommodation, training, equipment or joining amount the documents say may be recovered. Record the triggering event and amount. Never decide the enforceability of a clause from this planning page; obtain suitable advice where the wording matters. The household budget must still recognise the potential cash timing.
Run the offer without bonus, overtime, project allowance, uncertain schooling and delayed reimbursement. Add rent, school and vehicle exit exposure. Decide which commitments can wait until Qiwa activation and first correct payroll. A package that works only when every variable payment arrives has no margin for a project delay or early end. Preserve the downside case with the accepted offer file.
review the offer again after the first salary
Compare the final offer, active Qiwa contract, payslip and bank credit line by line. Check basic salary, allowance, start date, attendance, approved expense and deduction. Keep reimbursements separate from wages. If a difference appears, raise it through a dated employer channel and retain the explanation rather than allowing the wrong figure to become the baseline.
Update the calculator only from written changes and actual household cost. Retain the original accepted case and the revised case with reasons. The result remains a monthly cash scenario, not an opinion on contract legality, overseas tax, immigration approval or future bonus. Its value depends on the source and classification of every input.
Convert annual and one-off benefits into a dated cash schedule
Put annual flights, relocation payments, joining support and completion amounts on the date and condition stated in the documents. Never divide a conditional annual benefit by twelve and add it to dependable monthly cash. Record who buys the ticket, eligible routes and family coverage. A direct booking, reimbursement and fixed allowance should remain different entries.
For every reimbursement, show the employee payment, records deadline, approval route and expected bank credit. Test the package with the reimbursement delayed. This exposes whether the household can fund rent, school or travel before the employer pays. Keep the offer calculator focused on recurring monthly cash and use a separate calendar for irregular amounts.
Record currency and home-country obligations without prediction
List mortgage, family support, debt, insurance and savings commitments in their own currencies. Use a stated planning rate and date for the household scenario, but never describe it as a forecast. Add transfer charges and the amount the recipient must actually receive. Preserve the rate source used whenever the case is reviewed.
Run a weaker-rate case and remove variable pay. If the household then misses a fixed obligation, the package depends on an assumption that should be visible before acceptance. Tax and financial advice may be needed across countries; this calculator does not decide residence, liability or product suitability.
Write the final acceptance record
Keep the final offer, accepted changes, active Qiwa contract and benefit policies together. Create a one-page schedule of confirmed cash, direct benefits, reimbursements, conditions and excluded or unanswered points. Each line should identify its document. Never preserve the preferred interpretation while discarding the wording that qualifies it.
Record the household case that supported acceptance, including rent, school, health, transport, accessible setup cash and downside result. Date it. This does not guarantee the move will work, but it provides a clear baseline for first payroll and later package review instead of relying on a remembered headline salary.
Set the decision thresholds before negotiating
Write the minimum dependable monthly balance, maximum arrival cash, acceptable housing route, school requirement and family insurance requirement before the final exchange. Apply those thresholds to the documented package, not the employer's verbal summary. This prevents a late increase in one allowance from hiding an unresolved condition elsewhere in the move.
Record which terms are accepted, which require clarification and which would stop the move. Keep the employer's written answers and the revised calculation. A negotiation point is not a benefit until it appears in the final governing record or applicable policy. If a threshold remains unanswered, label it unresolved rather than assigning a favourable value.
