Renting a home in London

Zone choice, flat or house searches, deposits, tenancy terms and commute pressure.

Practical city guide

London starting points

London searches should distinguish prime flats, commuter-zone flats, family houses and serviced apartments. The correct answer follows work location and school route.

London starting points

London searches should distinguish prime flats, commuter-zone flats, family houses and serviced apartments. The correct answer follows work location and school route.

Zone and rail choice matter more than map distance. Test the actual journey at peak time with tube, rail changes and walking legs included.

Inspect heating, insulation, water pressure, damp, appliances, windows, storage, parking, broadband and managing-agent response before signing.

Tenancy checks should cover deposit protection, break clause, rent review, council tax band, service charges, furniture inventory and repair duties.

Move-in cash can include deposit, first rent, temporary accommodation, council tax, furniture, school deposits and several transport weeks before pay.

Never rely on a virtual tour for damp, noise or commute. View at the right time and photograph the condition before move-in.

The move-in tool should compare a central flat against a commuter-area home because travel savings can be outweighed by rent.

London document checklist

Flat; Heating, damp, broadband, service charge and managing-agent response.

House; Council tax band, garden, parking, insulation and commute.

Tenancy; Deposit protection, break clause, inventory and repair duties.

Cash; Deposit, first rent, temporary housing and school deposits.

Choose the London area from the real weekday network

Plot the ordinary office, present and likely project sites, school, partner's work and airports. Test Tube, Elizabeth line, Overground, National Rail and bus at the actual start and finish times. Never choose a flat from zone number or straight-line distance alone.

Compare Canary Wharf, east London, west London, south-west family areas and commuter towns only where they serve the household's real destinations. Include station walk, interchange, late return and disruption fallback. A lower rent can be lost to two season tickets, taxis or childcare time.

Record which travel the employer reimburses. A project journey may be business travel while the home-to-office leg remains commuting. Keep those cash streams separate when comparing areas.

Check right to rent before the holding payment

Every adult occupant who needs a right-to-rent check should prepare the current official records. GOV.UK explains share-code and document routes for non-British and non-Irish citizens. Ask the landlord or agent what it will check and when. Never send identity records to an unverified listing contact.

Record the exact applicant, proposed tenancy, checker and date. A time-limited status can require a follow-up check. Keep the official result or documents supplied, but avoid storing access codes as permanent credentials. The right-to-rent check does not verify the landlord or property.

If the Home Office holds documents or digital access fails, use the current official route rather than paying to bypass it. Keep temporary accommodation available until the lawful tenancy sequence can complete.

Apply current deposit and tenancy rules

The current GOV.UK deposit page states a holding-deposit ceiling and tenancy-deposit limits linked to annual rent, plus protection requirements for qualifying England tenancies. Calculate from the actual annual rent and confirm the present tenancy type. Never treat a traditional market convention as current law.

The Renters' Rights Act overview describes changes applying from 1 May 2026, including assured periodic treatment for most private tenancies. Read the current tenant guidance and proposed document together. Never rely on an older fixed-term template or old section label without checking its present effect.

Retain holding-deposit terms, tenancy deposit payment, scheme details and prescribed information where applicable. Track return and deductions separately at exit. Obtain advice if the landlord or agent proposes a payment outside the published limits.

Verify property, landlord, agent and payee

Confirm the exact property, landlord identity, agent organisation and receiving account before sending money. Ask why a payee differs from the tenancy parties. Verify unexpected changes through contact details obtained independently. A viewing, keys or an urgent message does not prove entitlement to the deposit or rent.

Retain listing, offer, draft agreement, organisation records, payment instruction and bank receipt. Mark a holding amount refundable or non-refundable only from its lawful written terms. If property, parties, rent or date changes, reconcile the entire file before another transfer.

Use a household second check for every large beneficiary. A bank's successful processing confirms only the transfer, not that the proposed landlord or agent was genuine.

Inspect the exact flat or house and build the inventory

Test heating, hot water, pressure, drainage, windows, locks, appliances, ventilation, signs of damp, mobile signal and internet availability. Inspect common access, lift, bins, cycle or car storage and parcel arrangements. Never accept a show flat or listing photographs as records of the unit.

Photograph every room and defect with date and property identification. Record meters, keys, fobs, remotes, furniture and appliance condition. Send the schedule through the agreed channel and retain acknowledgement. A verbal promise to repair should remain open until completed and checked.

Ask for current safety and energy documents required for the actual tenancy. Keep them with the agreement rather than assuming the agent's portal will remain available after the move.

Price council tax, utilities and occupation

Record council tax band and liable party, electricity, gas where used, water, internet, parking, service inclusions and contents insurance. Confirm account holder, deposit, tariff and first bill. In the London housing record, the phrase bills included needs a written list and any consumption cap.

Start with labelled assumptions only where no quote or bill exists. In the London housing record, replace them after three ordinary months and keep winter heating variation visible. For the London housing check, never present one mild-month bill or a previous tenant's usage as the annual cost for a different household.

Keep one-off furniture, delivery, connection and temporary overlap in move-in funding. The housing calculator separates upfront cash from monthly occupation so the family can see both pressures.

Read repair, access, notice and departure terms

Read repairs, reporting, landlord access, pets, subletting, rent, notice, possession grounds and handback in the current agreement and guidance. GOV.UK states tenant and landlord responsibilities, but a live dispute may need advice. Never withhold rent or act on a summary from this page.

Put notice, rent and review dates in the household calendar. Ask how employment or immigration change affects the practical plan without assuming it automatically ends the tenancy. Keep enough cash for overlap if notice and travel cannot align.

At exit, repeat photographs and meters, return every key and obtain acknowledgement. Track deposit, deductions and final services separately. Housing closes only when contract, possession, accounts and money are recorded.

review the home after one month and before renewal

Compare the signed agreement and inventory with actual repairs, services, council tax, bills and access. Reconcile each payment. Update the calculator from records and preserve the original estimate. Never allow an unresolved defect or promised inclusion to vanish because daily life has started.

Measure the real commute, school run and late journey for four ordinary weeks. Quantify extra rail, taxi or childcare cost caused by the location. The property decision should be revisited if the project or school changes materially.

Before the earliest notice date, compare renewal with moving, including new deposits, overlap, travel and service setup. Obtain the proper current agreement or variation and update future dates.

Tenancy commitment final check

Create a property records sheet before paying holding money. Record the full address, advertised rent period, tenancy proposal, included items, agent or landlord identity, viewing date and source. Verify the payee independently and retain the advert and communications. A convincing property page or urgent message does not establish ownership, organisation to let or the safety of a bank instruction.

Apply the official right-to-rent process and current private-renting rules to the actual people and signing date. Keep each occupier's required records and the result. Never send unnecessary identity material to an unverified person. If the household's immigration status is digital or pending, obtain the proper current route rather than inventing a document substitute.

Calculate the maximum tenancy deposit and holding deposit from the official guidance and the stated annual rent. Record when money was paid, how the holding amount will be treated and, for a tenancy deposit, the protection scheme and prescribed information. An amount within a statutory cap can still be unsafe if the recipient, property or payment instruction has not been authenticated.

Read rent, review, term, notice, access, repair, utilities, council charges, assignment, pets, inventory and early-exit wording as one commitment. Record every promised amendment in the final agreement. A sales email should not be allowed to contradict the signed document. Obtain professional advice where the practical effect is uncertain, particularly across the 2026 reform commencement and any transition provisions.

Inspect condition, safety information, furniture, appliances, meters, keys, communal access, noise and the route to transport. Date photographs and reconcile them with the inventory. Test work and school travel at the needed hours. The calculator can compare entered rent and travel, but cannot assess building safety, neighbourhood suitability, accessibility or the reliability of a particular service.

Model the first payment, monthly occupation and departure cases separately. Include temporary accommodation overlap, deposit, lawful fees, utilities, council charges, insurance, furniture and early-exit exposure where supported. Keep refundable money outside available cash until received. Never spread a deposit across monthly rent if the decision concerns how much cash is needed before the first salary.

After move-in, confirm protection records, readings, defects and agreed works promptly. Reconcile the first rent and bills. Calendar notice and review dates from the controlling documents. At each employment or family change, retest affordability and exit exposure. This page organises records and household assumptions; it does not certify the property or determine tenancy rights.

Reconcile the first-quarter tenancy record

Match the signed agreement, deposit protection information, inventory, opening readings and first payments. Resolve a name, amount or property-address mismatch immediately and retain the corrected document. Never assume that payment appearing on a bank statement proves compliance with deposit protection duties or acceptance of the check-in condition.

Record repairs by defect, report date, access, response and outcome. Keep urgent safety matters on the proper route and never withhold or alter payment based on this guide. Where responsibility or remedy is disputed, use current official information and suitable professional advice for the actual tenancy rather than a generic expatriate forum.

Reconcile the first council, energy, water, communications and insurance charges against occupied dates and contract terms. Separate setup credit, deposit and recurring payment. A monthly direct debit can be an estimate, so retain bills and readings when assessing the real housing cost rather than treating the debit alone as final consumption.

At three months, retest work and school travel, recurring housing cost, tenancy exit exposure and any employment dependency. Calendar the next legal or written review. Preserve the original planning case and the updated actual case. This makes a later move or renewal traceable without pretending that one London housing figure suits every household.

Keep the housing case dated

Write the proposed signing and occupation dates beside every legal and cost assumption. Recheck the official private-renting material if either date moves, because the 2026 reforms and transition arrangements are date-sensitive. Preserve the superseded case rather than silently updating it. A reader should be able to see which rules, agreement and household facts supported the decision at the time money was committed.
