Choose the Singapore property type and lawful occupancy route
Separate whole private apartments, rooms, landed properties and other lawful options before comparing asking rent. Record bedroom count, furnishing, air conditioning, parking, facilities, maintenance and occupancy. Check the current property and immigration rules that apply to the exact arrangement through the proper organisation. Never assume a listing is lawful or available merely because a viewing can be arranged.
Map the precise unit to office, project sites, school and airport. Test the journey at the required hour using the complete public-transport and walking route. A smaller central apartment can remove taxi or vehicle cost, while a larger outlying home can add family travel. Compare total household cost and time, not rent alone.
Verify landlord, agent and property before payment
Confirm the landlord, agent organisation, exact property and receiving account through reliable records and independent contact. Ask why any payee differs from the tenancy parties. Retain the letter of intent, tenancy draft, identity or organisation records, invoice and verified payment instruction. Never transfer a deposit solely from an urgent message or a viewing.
Record whether a good-faith or holding payment is refundable, what event binds it and how it is treated in the tenancy. Use the written terms, not a market custom repeated by an agent. If rent, term, property or payee changes, stop and reconcile the whole proposal before transferring more money.
Read the tenancy clause by clause
Record parties, property, term, rent, payment date, deposit, included services, repair duties, access, inventory, renewal, diplomatic clause where offered, notice and handback. Obtain suitable advice where a clause or dispute matters. Never assume that employment or pass cancellation automatically ends the tenancy. The signed text and applicable law manage the position.
Compare every schedule and inventory with the inspected unit. Mark promised repairs and their deadline. Identify air-conditioning servicing, minor repair treatment, utilities and reinstatement obligations from the actual draft. A lower rent can be offset by services, furniture or exit exposure. Keep negotiated changes in the final signed document, not only in messages.
Calculate and records lease duty correctly
IRAS states that a Stamp Certificate proves the tenancy has been stamped and publishes the current lease-duty computation. For a fixed-rent lease of four years or less, the page applies 0.4 per cent to total rent, subject to its stated rules. It also explains that specified charges can enter average annual rent. Use the current calculator or service for the actual agreement.
Check who the agreement makes responsible for duty; IRAS identifies the tenant where the document does not state otherwise under the applicable schedule. Retain submission, payment and Stamp Certificate. Never calculate from monthly rent while ignoring service or furniture charges that the official rule includes, and never reuse a prior tenant's certificate or amount.
Inspect, inventory and record the Singapore unit
Test air conditioning, water, drainage, appliances, windows, locks, lighting, internet availability, noise, parking and common access. Photograph every room and defect with date and unit identification. Record meters, keys, cards, remotes and furnished items. Never accept a show unit or marketing photograph as records of the property to be occupied.
Send the condition schedule through the agreed tenancy channel and retain acknowledgement. Ask which repairs occur before occupation and how urgent failures are reported. Preserve service visits and invoices during the tenancy. The same records should be used at handback so deposit discussions begin from one agreed or clearly delivered record.
Build move-in cash from actual dates
List holding payment, deposit, advance rent, lease duty, documented agent charge, utility and internet deposits, temporary overlap, furniture and moving. Keep deposits separate but fund them. In the Singapore housing record, a monthly housing allowance does not solve a large pre-salary payment unless the employer advances money. Record employee payment and later reimbursement as separate dated events.
Use accessible funds, not an unused card limit or unapproved benefit. Confirm the Singapore account and transfer limit before the deadline. For every large payment, match beneficiary, purpose and tenancy reference. Manage services and recurring occupation cost
Record electricity, water, gas where used, internet, mobile, air-conditioning service, parking and building charges by account holder and billing cycle. Confirm every inclusion and usage limit in writing. Replace allowances with issued bills after occupation while leaving seasonal air-conditioning variation visible. Never infer annual cost from the first partial month.
Reconcile automatic payments and retain final bills. Keep landlord-paid services distinct from employer support. If the employee works from home at times, record any extra communication cost without assuming reimbursement. Review the home, school and project journey after one ordinary month and quantify any recurring transport cost caused by the property choice.
Create renewal and exit records at move-in
Put option, renewal, notice, diplomatic-clause and handback dates in the household calendar. Store tenancy, Stamp Certificate, payments, inventory, defects and service accounts together. Before renewing, compare total cost and travel with current alternatives, including new deposit, moving and overlap. Never decide from monthly rent alone.
At departure, repeat photographs and meter readings, return every access item and obtain an acknowledged handover. Track deposit, deductions and final services separately. Keep the receiving bank route open under its current conditions until valid refunds settle. Housing closes only when written end, physical return, service closure and money outcome are each recorded.
Verify furnishing, air conditioning and maintenance cost
Inventory furniture, appliances, curtains, lighting and kitchen equipment included in the exact unit. Record condition, ownership and replacement responsibility. Check air-conditioning servicing frequency and who pays. Never price an unfurnished or partly furnished home from listing photographs or assume the show-unit contents remain at handover.
Add missing items, delivery and later disposal to the cash plan. Keep service appointments and invoices. A lower monthly rent can create a larger first-month requirement and exit burden. Update the calculator only from the signed tenancy, inventory and real quotations, preserving assumptions where no records exist.
review payments and beneficiary changes
For each rent, deposit, duty or documented service payment, store purpose, due date, beneficiary, account and receipt. Verify unexpected bank changes through independent landlord or agency contact. Never let a familiar message thread substitute for confirming the new instruction. A successful bank transfer proves payment processing, not recipient entitlement.
Reconcile rent-free periods, credits and deductions against the tenancy. Keep recoverable deposits out of spendable cash. Raise unexplained amounts before the deadline and retain the written answer. The housing file should allow another adult to trace every large transfer to its contract or official certificate.
Review the tenancy before each notice date
Compare renewal with current alternatives using annual rent, lease duty, moving cost, new deposits, services and real travel. Check the option and notice wording and obtain advice if the position is disputed. Never renew or move from a single monthly-rent comparison when school and project routes may change.
If renewing, preserve the signed variation and apply the current IRAS treatment where it changes rent or term. Update payment and notice dates. If leaving, start condition, service and refund preparations early. The decision should remain reproducible after the original agent or employer contact is unavailable.
Run a first-month and pre-renewal housing review
After one ordinary month, compare the signed tenancy and inventory with access, maintenance, utilities, air-conditioning service, parking and actual travel. Reconcile every payment and promised repair. Replace calculator assumptions with bills or quotations while keeping setup purchases and deposits outside recurring cost. Record unresolved defects with records and next action.
Before the earliest notice date, repeat the review with the current work and school routes. Add lease duty on any applicable new or varied document through the current IRAS route, moving overlap and new deposits. A renewal decision should show total annual cash and daily time, not one attractive rent figure.
Keep every access item and final reading clear
Record each key, card, remote and access code issued at handover and any later replacement. Link meter readings and service accounts to the same exact unit and date.
At exit, reconcile the list with the landlord or manager and retain acknowledgement. A missing access item or unclosed account should remain visible until its charge or return is resolved.
Confirm the exact final service date
For each utility and building service, record the last supplied date, final reading and account outcome beside the tenancy handback.
Keep any later charge open until the provider explains and settles it.
