Northern districts such as Malqa, Hittin and Al Narjis are popular with many expatriate families, but they will not suit every project location. Site staff should also test eastern and airport-side routes.

Saudi tenancy terms can include annual or semi-annual payments. Confirm payment channel, contract registration, broker fee, maintenance split and whether utilities or compound services are included. Keep the registered contract, inspection notes and payment records together, because they are the documents the household will need for renewal, maintenance dispute records and handback.
Move-in cash
Budget for rent due at signing, deposit, agency fee, utility deposit, internet, furniture, school seats and temporary accommodation.
Arrival cash can be heavy if the landlord wants a large advance payment. Add hotel nights, furnishings, school deposits and a vehicle deposit before deciding whether the relocation payment is enough.

Choose the Riyadh property type before comparing finishes
Separate ordinary apartments, managed residences, family compounds and stand-alone villas. Record bedroom count, furnishing, parking, cooling, shared facilities, security, maintenance and any service included. A compound can reduce setup tasks but carry a higher rent and restricted availability. A villa creates external, water, pump, garden and boundary maintenance questions absent from an apartment. Compare like with like before treating one asking price as better value.
Map office, present site, likely future sites, school and airport. Test the route at the actual site start and school drop-off. North Riyadh may suit one project and impose a costly cross-city journey for another. Public transport can help a central commute without solving the final connection. Add the resulting vehicle, taxi, parking and time cost to the housing decision.
Verify the Ejar parties, property and payment schedule
Ejar's residential service requires contract, party, financial, term and property sections and sends the record for electronic certification. Compare the owner, tenant, broker, unit, dates, total rent, instalments and terms before approving. Verify the broker's status through the proper route. Never transfer rent or deposit merely because an agent checks access or sends an urgent bank instruction.
Keep the previewed contract, brokerage agreement, payment confirmation and certified record. Ejar lists a SAR 125 annual service fee on the current registration page; use the current service and actual invoice. Keep commercial charges as quotations and never infer a fixed broker percentage. Match every payment to its payment purpose and receiving account.
Apply the current Riyadh rental provisions before renewal decisions
The current Ejar page describes Riyadh-specific rules, including a five-year halt on annual rent increases and treatment of previously rented or new units. It also describes automatic renewal and notice checks. Check the effective provision and exact tenancy before relying on any summary, because dates, duration and exceptions matter. Preserve the page or issued guidance used for the decision.
Put renewal and notice dates in the household calendar. Record any landlord request through Ejar and the tenant response. Never assume a project move, employment end or residence action automatically terminates the tenancy. Review the signed contract and current service route, and obtain appropriate advice where the position is disputed or the landlord proposes a private arrangement outside the documented record.
Inspect and document the unit before certification and handover
Inspect air conditioning, water pressure, drainage, walls, floors, windows, appliances, parking, access and mobile or internet availability. For a villa, include roof, tank, pump, boundary and external areas. Record defects with dated photographs and a schedule sent through the agreed channel. Ask which repairs will occur before occupation and which service handles urgent cooling or water failure.
Ejar's tenant guidance emphasises inspecting the unit, reading the contract and returning it in the condition received. Preserve an itemised inventory, meter readings, keys, cards and parking records. Never rely on marketing photographs or a show unit. The final handover record should identify the exact property, parties and date so later deposit and damage discussions begin with the same records.
Build the move-in cash requirement from due dates
List reservation if any, rent due before occupation, security deposit, broker or administration charge, Ejar amount, utilities, internet, furniture, appliances, temporary accommodation and school deposits. Keep recoverable sums separate but fund them. Riyadh rent may be demanded in large advances; a monthly housing allowance does not solve the first due date unless advance support is confirmed.
The calculator reports upfront cash separately from recurring services. Use accessible money rather than unused credit. For an employer reimbursement, record employee payment, claim date, approval and later bank credit. Never subtract it from the original due date. Run apartment and compound or villa cases because rent timing, furnishing and service coverage can change the result sharply.
Manage maintenance, services and recurring occupation cost
Read the maintenance allocation and any threshold in the contract. Record cooling, electricity, water, internet, compound services, parking and household help separately. Confirm the account holder, deposit, billing frequency and closure route. The phrase 'services included' needs a written list and any consumption limit. Test internet availability for the exact unit rather than the district.
Keep every defect request, access arrangement, invoice and response. Reconcile the first three months of bills and replace planning allowances with actual figures while leaving seasonal cooling uncertainty visible. If the employer pays housing or utilities, retain the eligibility and cap. A landlord or employer promise should not remain only in a telephone or message thread.
Create the exit file while moving in
Store certified tenancy, payment proof, deposit, condition schedule, maintenance record and service accounts together. Add renewal and notice dates. At departure, repeat photographs and meter readings, list keys and cards and obtain an acknowledged handover. Use the current Ejar process for termination, move-out or deposit management where it applies to the contract.
Keep banking and Saudi mobile access until valid refunds and final charges are reconciled or another documented route exists. Track each deposit by holder, amount, expected date and records. Never mark housing closed merely because the household has vacated. A final file should show the written end, physical handback, service closure and money outcome separately.
Verify ownership, broker organisation and payment instructions
Use the current Ejar and licensed-service route to confirm the parties and property before transferring money. Ask why any payee differs from the named landlord or documented broker. Verify a changed account through an independent trusted channel. Never accept urgency, a viewing or possession of keys as proof that a recipient is entitled to rent or deposit.
Retain the verified instruction, recipient name, bank proof and contract reference for every transfer. Mark a reservation as refundable or non-refundable only from its written terms. If the property, party or amount changes before certification, stop and reconcile the whole document rather than amending one figure in the household spreadsheet.
Plan furnishing and cooling for the exact unit
Inventory beds, seating, appliances, curtains, lighting, kitchen equipment and any employer-supplied items. Record delivery date, warranty and ownership. Never price an unfurnished unit from photographs or assume that the same items remain at handover. A lower rent can create a larger first-month cash requirement and a later disposal problem.
Confirm how cooling is supplied, clear, maintained and billed. Test every unit during inspection and ask for unresolved faults in the handover record. Keep a summer allowance in the running-cost model until actual bills cover the hotter period. Never infer annual cost from one mild month or another property's service arrangement.
Recheck the home after the first billing cycle
After occupation, compare the contract and inventory with actual access, parking, services, maintenance and charges. Reconcile the first rent, utility, internet and compound statements to the agreed payer. Raise defects with dates and records. A working home still needs a clear record if promised repairs or inclusions remain outstanding.
Update the housing calculator from paid amounts and retain the earlier estimate. Review the commute and school run at ordinary times. If the property choice creates repeated extra transport or service cost, quantify it before renewal. Keep the National Address and bank records consistent with any accepted change of residence.
Compare renewal with a fresh housing and travel case
Before the notice period date, compare the current unit with available alternatives using annual rent, payment schedule, moving cost, service cost and real travel. Apply the current Riyadh rental provisions to the existing contract and obtain advice if a proposed change is disputed. Never move solely because a monthly equivalent appears lower.
Include new deposit, overlap, furnishing, school disruption and address or bank updates. Retain the landlord's proposal and the household comparison. If renewing, obtain the certified or applicable documented record and update every future payment date. The decision should remain reproducible after a project or school change, not depend on one conversation with an agent.
Keep access and handover records together
Record every key, card, parking remote and access code issued at handover. Note the recipient, date and later replacement so the exit inspection starts from the same inventory.
Never share building access more widely than necessary. When an item is lost or changed, record the landlord or manager response and any documented charge beside the tenancy records.
