Dubai Healthcare City breaks ground on the Dh3 billion Dubai Creek Gardens with 1,400 homes on 127,000 square metres

Global Partners Ltd has started work on a Dh3 billion residential community in Dubai Healthcare City Phase 2 that will put more than 1,400 homes and the UAE's first Westin and Renaissance branded residences on a creek-side site, with 70 per cent of the land kept as gardens, parks and sports grounds. Completion is scheduled for 2030.
Dubai Healthcare City broke ground on Dubai Creek Gardens on 10 September 2026. The development, by Global Partners Ltd, sits in DHCC Phase 2 and spans more than 127,000 square metres along Dubai Creek. It is planned as a low-density community in which 70 per cent of the total area is given over to landscaped gardens, parks, sports facilities and open spaces designed around wellbeing.
The scheme will comprise more than 1,400 residences alongside retail and dining, and will carry the UAE's first Westin and Renaissance branded residences, developed with Marriott International. The ceremony at DHCC Phase 2 was attended by senior representatives of the Dubai Healthcare City Authority, which governs the free zone, Global Partners Ltd, Mirage Leisure and Development, OCTA Properties, the piling and foundation specialist BAUER Spezialtiefbau GmbH, and Marriott International.
The Dubai Healthcare City Authority has also become a founding shareholder of the Global Partners Property Fund II, a vehicle intended to bring long-term investment into the continued development of the destination. The authority presents the fund as part of its work to attract foreign direct investment to Dubai.

Bader Saeed Hareb, Executive Chairman of Global Partners Property Fund II, said the site had been chosen for its location and for the opportunity to create a residential destination that complements the healthcare and wellness businesses already in the free zone.
Dedicating 70% to landscaped gardens is a deliberate departure from the density-first model that has defined much of the market and reflects how we believe the next generation of institutional-grade residential products in Dubai should be built.

Sandeep Walia, Chief Operating Officer for the Middle East and Africa at Marriott International, said homeowners in the Westin and Renaissance residences could expect hospitality-style services within a walkable community that combines daily living, work and leisure.
The policy frame and the programme
The development is presented as supporting the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan, both of which call for more green and recreational space across the emirate. The official release notes that Dubai's population is projected to reach 5.8 million by 2040, which it says is driving demand for residential communities of this kind. Completion is scheduled for 2030.
The release does not name the main contractor, the design consultant or the construction programme between the ceremony and 2030, and does not give the number of homes by type, the split between the two branded residence components, or the sales launch date. The role of BAUER Spezialtiefbau at the ceremony is recorded, but the release does not state that it holds a piling contract on the site. Those points are left open here.
